Semis, garages and long back gardens

Bexleyheath, Welling, Sidcup, Blackfen and Barnehurst are full of 1930s and post-war semi-detached houses. A lot of them have a driveway down the side, an old garage at the end or the back, and a garden that goes back a long way. That layout shapes most of the work we are asked to do here.

The usual jobs are replacing a worn-out garage or prefab outbuilding, putting a new shed base in the middle of a garden, and tidying a garden that was never levelled properly.

If you are not sure whether your garage needs to come down at all, send us a photo of the inside as well as the outside. Cracks in the floor, damp walls and a sagging roof tell us a lot. Sometimes the best answer is a new base and a new building, and sometimes a repair will do, and we will say which we think it is.

  • Demolition of old garages, sheds and outbuildings
  • Breaking out cracked concrete and old hardstanding
  • Garden levelling and grading
  • New concrete bases for sheds, garages and workshops
  • Shed installation in timber, metal or plastic
  • Clearance and waste removal

Old concrete first

Many of the existing bases we are asked about in this kind of house are cracked, lifted or too small. Rather than pour a new layer on a failing one, we usually break the old slab out with a hydraulic breaker and start again. It costs a bit more up front, but a new base laid on a failing one will fail with it.

Everything we break out is loaded and taken away. We check for asbestos before starting on old garages, because older roofing and panels can contain it.

Levelling before building

Even gardens that look flat often have a fall across them. For a shed it is a matter of a few centimetres, but over a big base that shows up quickly. We dig out the high side, fill and compact the low side and then lay MOT Type 1, mesh and concrete.

We do not make claims about the ground in a particular street. We look at what is there when we dig and set the sub-base to suit.

Working through the side of the house

Down the side of a semi you are often looking at 80cm to a metre and a bit. That is enough for our micro digger and tracked dumper. We keep the access tidy, protect the drive edges where we can and sweep up at the end of the job.

If a skip or vehicle needs to go on the road, a council permit may be needed, and we will tell you. Main routes through the borough include the A2 and the A206, but most work is down ordinary residential roads.

Questions

Can you take down my old garage and put a shed base there instead?

Yes. We demolish, break out the old slab, clear the waste and pour a new base for a shed or replacement building.

Is the old concrete taken away as well?

Yes. Spoil, rubble, old concrete and shed waste are loaded and removed as part of the quote.

How do you deal with a garden that slopes?

We level it first, cutting from the high side and filling the low side where needed, and compact the sub-base before the concrete goes in.

Do you cover Sidcup and Welling as well as Bexley itself?

Yes. We cover the whole borough. Send your postcode and a photo on WhatsApp and we will confirm.
